Unless you are buying property on the Mexican Coastlines Here is the procedure for a foreigner to buy property in Mexcio
Procedure: 1.- Buyer and Seller sign a Contract with a down payment (30% up) 2.- Documents of property and Id´s are delivered to Notary (which is appointed by buyer) (I can tell her with whom to have a fast track paperwork and appraisal) 3.- The Notary will take around 30 days to have the deed ready. He will check that all property taxes, water bills, etc. where paid until the selling date 4.- It will be signed at the Notary´s office and the rest of the price completed and key house given to Buyer 5.- Transaction completed and the house is now under Fabiola´s name 6.- Buyer has to pay around 5.5% tax which includes Notary honoraries, property registration, appraisal, etc. (important – maybe the appraisal will be around 90% of the buying price. EXAMPLE: If the house sell for $300,000UScy, the Notary appraisal may come for about $260,000.- so then the tax could be paid from that amount.)
